We will take care of any administrative responsibilities:
Administrative load continues to be extensive when arranging a mortgage. Do not believe advertising claiming that „two documents suffice“. When buying real property and arranging a mortgage, you have to go to the bank, Land Registry, developer and other institutions several times. We will take care of all these procedures, and you will just go to the bank (accompanied by us, of course) to sign the loan contract.
We will take care of the following paperwork:
- all documents concerning the real property
- all documents concerning a loan
- all documents concerning property insurance
We will ensure that the loan is drawn smoothly
The work is not finished by arranging a mortgage. It is followed by drawing the mortgage to the developer’s account, to an extent which makes it basically another mortgage with an even greater focus on monitoring important due dates. Each project which is only on paper at the time of purchase has a specific payment schedule, and it is very demanding to meet the bank’s due dates when, for example, construction is delayed, but contractual conditions must be fulfilled. Thanks to our long-term experience, we are aware of these cases and are able to deal with them pro-actively.
We are with you during the whole mortgage „life“
We will not leave our clients even when all loan money has been drawn and regular payments have started. We accompany them throughout the whole „life“ of their mortgage and are available in case of expected and unexpected situations. This includes, for example, the period when a client’s fixed interest rate is ending. We keep this date on record and pro-actively help our clients to obtain the best interest rate for a new fixed period at the same bank. Only when this effort fails do we recommend refinancing the existing mortgage with a new mortgage from a different bank, and represent our client throughout the whole process.
